· Property information entered into Multiple Listing Service
· Supra key lockbox installed at property for agent showings
· Upload all advertising to web site and social media sites
· Monitor competitor listings for status and price changes
· Show property to prospective applicants
· Collect online applications
· Review applications and background verification details
· Select and notify approved applicant
· Notify unapproved applicants
· Update MARIS for status change to Pending
· Optional: List property at select sites for subsidized applicants
· Perform final walk-through inspection to document pre-move in condition
Property at Lease Start Up
OWNER
· Notify utilities of service transfer
· Have all remaining personal property removed in time for possession transfer
· Notify insurance provider of property's status change (rental use, not owner-occupied)

· Obtain all necessary signed documents from tenant
· Collect first month's rent and security deposit
· Deposit and record financial transaction within two business days
· Send commission payment to tenant's brokerage company if applicable
· Create password protected website portal for owner and tenant
· Update/Remove all online marketing for status change
· Remove Supra key lockbox
· Provide one set of keys and all remotes to tenant
· Deliver welcome package to tenant

· Consult with property owner as necessary
· Receive and process rent collections
· Resolve and close property issues and tenant complaints
· Sourcing vendors for property maintenance, obtaining quotes
· Monitoring all repair work to ensure work is done professionally
· Verify invoices, perform bookkeeping and bank reconciliations
· Tenant and Owner account statements available through online portal
· Tenant follow-up for non-payment of rent, including demand notices
